Hiring managers read a resume against the work, so it helps to be precise about what the work is. These are the task statements the US Department of Labor publishes for this occupation.
Read them as a checklist. Anything on this list you have genuinely done belongs on your resume in the language a recruiter already recognises, and anything you have not done should be left off rather than softened into something that sounds close.

What makes a strong real estate agent resume
Lead with production. Transactions closed per year and total volume, then list-to-sale ratio and days on market against the market average. These four numbers are the resume.
Split buyer and seller representation. Listing agents and buyer agents build different skills — pricing and marketing versus search and negotiation — and brokerages often recruit for one.
Name your market and price band. Neighbourhood knowledge is genuine expertise, and a $200k starter market and a $1.5m luxury market are different businesses with different clients.
Show where business comes from. Referral and repeat percentage, sphere-of-influence work, and your CRM discipline — brokerages care whether you can generate business or only service leads they provide.

Every state licenses real estate agents. The route is a state-approved pre-licensing course, a licence exam, and affiliation with a sponsoring broker — you cannot practise independently on a salesperson licence. Continuing education is required at each renewal.
REALTOR® is not a synonym for agent: it denotes membership of the National Association of Realtors and adherence to its code of ethics. It is worth stating accurately, since using the term without membership is a genuine problem rather than a stylistic choice.
Designations such as ABR (buyer representation), SRS (seller representation), CRS and GRI are voluntary and signal specialisation. A broker licence is the step that permits independent practice and running your own brokerage.

- Not splitting buyer from seller representation, when the skills and the recruiting differ.
- Leaving out market and price band, which define the business you actually operate in.

- Using REALTOR® without NAR membership — an accuracy problem, not a stylistic one.
